This shift suggests that while competition is still present, buyers are taking a bit more time and being slightly more measured in their offers.

Attached homes told a slightly different story. Nine sales took place during the summer, with an average price of $373,000. These homes spent about twenty-two days on the market, a sign that buyers had a bit more breathing room compared to detached properties. Interestingly, the sales-to-list ratio landed right at 100%, showing that sellers were pricing realistically and buyers were willing to meet those expectations without pushing prices much higher. It’s a notable contrast to spring, when even attached homes were caught up in the intensity of bidding wars.

Looking at the bigger picture, Windsor Park’s summer market reflects a transition from the high-pressure, multiple-offer environment of spring to a steadier pace that still leans in favor of sellers. Detached homes continue to draw the most attention, with quick sales and above-asking prices, while attached homes offer a more balanced option for buyers who may have been sidelined earlier in the year.

While Windsor Park’s summer market wasn’t quite as frenzied as the spring rush, it’s clear that demand remains steady. Detached homes, in particular, are still drawing plenty of attention and even selling above list price, while attached homes are moving at a balanced and predictable pace.
