Thinking about popping into an open house this weekend? Whether you’re just getting your feet wet in the market or seriously searching for your next home, open houses are a fantastic way to explore what’s out there. They are also an excellent way to meet different realtors in a low pressure setting if you are just getting started in your search.

As a buyer, how you approach an open house can make a big difference. Ideally you get the most value as possible from the experience. Here are my top tips to help you navigate open houses like a pro!

Come on In!

Often times, I find when people arrive they are hesitant to just come on in. – But feel free to do so! That’s what an open house is for. Do not feel awkward just walking into the front door.

However when you arrive, be respectful of the property and the host. It is always appreciated when open house attendees:

  • Take off your shoes

  • Arrive during the scheduled hours- If the open house is scheduled 1:00pm- 3:00pm the hosting agent is probably still setting up beforehand and may have other commitments right after. Being considerate of the schedule is always appreciated.

  • Check in when you enter- Introduce yourself to the Realtor at the door, and if you’re already working with an agent, make sure to mention that right away.- It’s a small gesture that shows respect and keeps everything transparent for all parties involved.

Touring the Home

Once you’re inside, feel free to take your time — but remember, you’re still in someone’s home (even if it’s staged or vacant).

A few good rules of thumb:

  • You can absolutely open closets, pantries, and built-ins — those are part of the home.

  • Avoid opening dresser drawers, nightstands, or anything that’s clearly personal. (you have no business going through a dresser that is not being sold with the property)

If you’re curious about something, ask the hosting agent. That’s what they’re there for!

Ask Smart Questions

Open houses can be a goldmine for information. You can ask the listing agent about the neighbourhood, recent renovations, or even just questions about the purchasing process in general.

A few great questions to ask about any property include:

  • Do you know approximate age of any of the mechanical systems (i.e furnace, HWT, Shingles, etc)

  • Is there an offer date on the home?

  • What’s included in the sale?

  • Has the seller completed a Property Disclosure Statement?

Just keep in mind that the listing agent represents the seller,— so it’s best not to discuss your budget, motivation, or other personal details while you’re there. Save those conversations for your own Realtor later.

If you are early in the process and do not yet have a realtor. Asking the host agent these types of questions is a great way to get to see them in action. Maybe get to chatting about the purchasing process with them. See if they would be a good fit for you!

Respect the home!

Think of it this way: walk through like you’re imagining yourself living there, but not like you already do. In many cases the sellers still live there. You are still a guest in someone else’s home. DO NOT do things like peel back carpets to see what is underneath, or pry on loose pieces of insulation to see what is behind it. If you have questions about the home ask the host agent.

If you’re bringing kids, remind them that you are a guest in someone else’s home. Ensure to keep your eyes on them at all times. As tempting as it might be to test out that cozy couch or jump onto the bed these are the sellers personal items.

What Not to Do at an Open House

Let’s talk about the big don’ts — the ones that can leave a bad impression or even hurt your chances if you decide to make an offer later.

  • Don’t criticize the home or decor loudly. Even if it’s not your style, sellers sometimes have cameras or smart devices that record.

  • Don’t take photos or videos unless you’ve been given permission.

  • Don’t cause any damage to the home.- Left the spaces as you found them.
